Local residential prices rose 15% in the first six months of 2007, shows a recent report released by Bulgaria’s national statistical authority.Home prices increased 9.3% in Q1 before slowing down to a growth of 5.4% in Q2. Address, the nation’s biggest realtor, reported last week a 10% gain in housing prices for H1 and forecast a further increase of 10-15% for the remainder of 2007. The statisticians reported that the nationwide average price of a square meter of residential space cleared the 1,000 lev milestone in Q2 to settle at 1,041 levs/sq m versus 988 levs/sq m in Q1. Home prices in six of the nation’s 28 regional centers have passed that benchmark. German construction firms should focus on the Romanian and Bulgarian building markets, said Helmut Echterhoff, vice-president of the German Construction Industry HDB (Hauptverbandes der Deutschen Bauindustrie) at the 13th International trade fair for building and construction Bautec 2008, held in Berlin. Smaller apartments become increasingly attractive for property buyers in Bulgaria. The majority look for one or two-bedroom apartments, costing between 30 000 and 40 000 euro, Capital newspaper reported. Because of the lack of interest, construction companies split larger apartments before the final completion of real estate projects. The higher demand for smaller apartments resulted from the price increases since 2000. Costs were pushed up by the intense demand, aimed at purchase and sale for higher prices in the future. Supply meets demand for the time being, real estate agents said. At the same time, dealers of larger apartments said the interest toward bigger property remains steady. Bulgaria registered the second highest increase in property prices worldwide, according to the analysis of London agency Knight Frank. The analysis compares property prices in countries in Europe, Asia and in the US, 24 Chassa newspaper reported. Bulgaria maintains the second highest price increase after Latvia, where the growth for the second quarter of 2006 as compared to prices for the previous year reached 45.3 per cent. From all countries analysed, three experienced negative growth rate, 24 Chassa reported. Price growth in Latvia resulted from the low inflation and the facilitated access to loans.
