Technical Passports Required For New Property In Bulgaria 14/03/2008
Technical passports would become mandatory for all new buildings in Bulgaria, according to changes in territorial regulations voted in parliament on first reading on August 2. The documents would list characteristics of the construction like fire safety, noise isolation, energy saving and others, mediapool.bg reported. Initially the document would be required for new constructions only, Regional Development Ministry representatives said. Deputy Regional Development Minister Savin Kovachev said that the introduction of such documentation represented a step back. Return on investments in Bulgarian residential properties is getting more and more dependent on the fluctuations in the sale price than on rental yields, says a report of the Bulgarian economic think-tank Industry Watch. The report covers the residential market development in the country during the first three months of 2008. Rental levels for two-room flats, which are in the heaviest demand, increased by 4% in the period from December 2007 to March this year. The sale prices of residential buildings are recording a faster growth, extending the period during which an investment pays out from 188 to 234 months as a ratio between the purchase price and the rental levels. Bulgaria Property Fund Sells Unfinished Office Building For 17.5m Euro 20/03/2008
Bulgaria Property Fund (BPF) has concluded a preliminary contract for the sale of an office building on Sofia’s G.M. Dimitrov Boulevard for 17.5 million euro, excluding value-added tax, to be paid in instalments tied to the stage of completion of the building, Dnevnik daily reported. The buyer is Bridgecorp, the current owner of Landmark’s property portfolio, which, in turn, was sold to Alfa Developments only two days ago. It is not yet clear whether the BPF’s building, a subject of the yesterday’s transaction with Bridgecorp, was included in the aforementioned sale of Landmark’s property portfolio as of two days ago, Dnevnik daily said. Spa complex on the amount of 2,5 million BGN (1,2 million EUR) will be build in 2008 in Kyustendil town (Central Bulgaria), Peter Paunov, mayor of the municipality reported. It will be the building that will form the town's new appearance. The project includes 6 swimming pools with mineral water, indoor equipments that may also function at -20 degrees Centigrade outside. According to Paunov's words the complex will work 12 months in the year, it will have direct connection with the hotel part, so the tourists may feel comfortable and pleasant. This is the most convenient way to show to our guests local healing mineral water.
