The value of major deals struck on the Bulgarian commercial property segment rose 35 per cent on the year to 878 million euro, a report released by CB Richard Ellis on April 9 showed. The international property consultancy said that the figure was only an approximation because of the lack of transparency on the market. Despite the uptick, the figure remains two to three times smaller than in other Central and East European countries. According to CB Richard Ellis, in the next three years Bulgaria will successfully catch up with CEE peers as international investors enter the country. The combined land asset holdings of local real estate investment trusts (REITs) are approaching 60 000 ha, according to financial reports from some of the biggest REITs filed with the Sofia stock exchange. Elana Agricultural Land Opportunity Fund boasts the biggest farmland portfolio with 25 330 ha as of the end of January. The average acquisition cost is reported at 2 030 leva a hectare. REITs posted earnings of 47.865 million leva in 2007. No dividend will be distributed as the upside resulted solely from asset revaluations. The management is planning dividend payments after the rate of leased properties in the company portfolio reaches 90 per cent. Bulgaria's National Statistics Institute (NSI) said that real estate prices in Bulgaria had, on average, risen by 28.9 per cent in 2007, compared to the year before. Price increases in 2007 ranged between 44.3 per cent in Turgovishte to 15.6 per cent in Yambol, the NSI said. Ranked by price increase, Sofia was fifth with 35.1 per cent, with Vidin (36.5 per cent), Silistra (38.7 per cent), Pernik (40 per cent), Rousse (140.9 per cent) and Turgovishte ranking ahead of the capital city.
