Due to the lack of significant supply of contemporary industrial space, the vacancy rate in Sofia remains very low, about three per cent. Rental rates retained the same levels in all markets as in the first six months of 2007. Only in Sofia did secondary rents go up slightly - to four euro a sq m (from 3.5 a sq m in H1 2007), driven by the shortage in the supply of high quality industrial space. more
A sharp fall in the demand for smaller studio and one-bedroom apartments of between 40 and 60 square metres in Bulgaria's traditional Black Sea resorts, has pushed down prices by between 8 and 12 per cent in the past six months. Now the prices vary between 800 and 1,200 euro per square metre in new developments, depending on their proximity to the beach, real estate agents announced, quoted by The Financial Times. The newspaper claims that while British and Irish buyers are gradually losing interest in property on Bulgaria's Black Sea coast, they are being promptly replaced by wealthy Russians and Romanians. Bulgarian resorts ranked at the bottom of the price lists of British tour operators, Krassimir Stanev, executive director of Albena Jsc, said at a news conference, Dnevnik daily reported. That is not, however, where Albena wants to be. A large number of British tourists were put off by the higher prices at Albena seaside resort, and have opted for a holiday in Slunchev Bryag (Sunny Beach), Stanev said. Therefore, company executives expect that the number of UK visitors to Albena will drop by 10 to 15 per cent this summer, compared to the 2007 season.
