The total value of the land owned by the company is evaluated at around 68 million leva. Real estate investment trust (REIT) Advance Terrafund announced that its agricultural land stock stood at 21.7 ha at the end of February 2008, Dnevnik daily reported on March 12. Lands in north-eastern and north-central Bulgaria formed the greatest share of the REIT's portfolio. Advance Terrafund invests mainly in agricultural land, which forms 83 per cent of its portfolio. Almost half of the inventory were leased for the 2007-2008 farming year. Lease and rental income for 2006-2007 topped 627 000 leva. The average acquisition cost is 2170 leva a ha, up from 2000 leva a ha two years ago. The total value of the land owned by the company is evaluated at around 68 million leva. more
Bulgarian real estate investment trust (REIT) BenchMark Fund Imoti has agreed credit lines worth a total 26.5 million euro with the National Bank of Greece and United Bulgarian Bank, part of the NBG Group. The loans should be used within the next two years. The 25 million euro loan from NBG has an eight-year maturity, while the 1.5 million euro loan from UBB matures in 2011. The loans were secured with real estate mortgages and a special pledge on company assets. The REIT said it would use the borrowed funds to finance four investment projects - two office buildings in Sofia, vacation and residential developments in the ski resort of Borovets and a sports facility in Kyustendil. Land and residential space in Velingrad, in south-western Bulgaria, almost doubled their values for a year, prompted by growing interest from developers, Stroitelstvo Gradut (Construction and the City) weekly reported. The turn of 2008 saw a surge of investor interest to spa tourism in Velingrad area. There was a significant interest in buying rural and forestry land with the purpose to invest in apartment complexes and hotels, the weekly said. Currently, agricultural land in the region trades at 15 euro a sq m on average, in certain cases reaching as much as 120 euro a sq m, which is a remarkable rise on previous year – in January 2007 farming land was offered at 15 leva a sq m. The construction of large retail areas and modern trade centres puts under question the existence of small shops in the residential areas of Sofia. Shop owners are still optimistic and seem to be doing nothing to keep customers, whose number decreases with every newly opened mall, Capital weekly reported. The shops' tenants are constantly changing but the owners still refuse to lower prices, a saleswoman in Sofia residential district Mladost said. The average rent for a small shop in Mladost is 20 euro per sq m while one can find a 'decent' ground floor shop in the centre for less than 15 euro per sq m.
