It’s so easy to get caught up in hype isn’t it? When the Bulgarian property market first became a popular topic of conversation in the media at least three to four years prior to the nation’s EU entry, a frenzy of interest was whipped up because all of a sudden, here was this stunningly beautiful, lesser explored, highly affordable nation practically on our doorstep, and thanks to potential EU entry it was getting money spent on infrastructure and becoming more attractive all the time. A strong tourism industry emerged, a booming property market flourished, expats relocated, businesses were created and then almost overnight the prices for everything seemingly went through the roof and anti-British sentiment was born. The opening of Mall of Varna, which claims to be Bulgaria’s largest shopping centre to date, was marked by controversy over its paperwork. After the official opening, Varna-based daily Narodno Delo said that the building lacked the final right-to-use permit (popularly known as act 16), and is therefore flouting regulations. The permit validates that a completed construction complies with all safety standards as well as the initially approved design and architectural plans. The issue of the document falls under the jurisdiction of Bulgaria’s Directorate for National Construction Supervision (DNCS). Tsvetelina Ivanova, a spokesperson for DNCS, confirmed that such a permit has not been issued, as quoted by Narodno delo. On June 17, officers from the Varna branch of the directorate... more

Councillors from the Socialist party accused municipal company Sofiiski Imoti of selling 2.1 ha of land in the Zona B5 neighbourhood to Sigma Remont, a private company owned by a Seychelles-registered firm. Sofiiski Imoti chief executive Alexander Shopov, who rejected the allegations, said the municipal company never sold the land and that he was at a loss to explain how Sigma Remont acquired the ownership paperwork. The renting levels of offices in Bulgaria are stable. This is shown by the yearly report of ‘Cushman and Wakefield' for office surfaces in the world for 2007. Sofia continues to be the most preferred place for tenants of offices in Bulgaria. Meanwhile, the attention toward the other big cities in Bulgaria increases as many new office projects have been realized. Bulgaria ranks 51 in the ranking of most expensive countries for 2007 with levels of monthly rent in Sofia of 19 EUR square meter. The ‘Cushman & Wakefiled' report also shows that the market in Bulgaria, Serbia and Macedonia will offer not enough office surfaces to satisfy the present demanding. The rent prices' rising will end most probably after the middle of 2009, when a row of big - range projects. more
