Return on investments in Bulgarian residential properties is getting more and more dependent on the fluctuations in the sale price than on rental yields, says a report of the Bulgarian economic think-tank Industry Watch. The report covers the residential market development in the country during the first three months of 2008. Rental levels for two-room flats, which are in the heaviest demand, increased by 4% in the period from December 2007 to March this year. The sale prices of residential buildings are recording a faster growth, extending the period during which an investment pays out from 188 to 234 months as a ratio between the purchase price and the rental levels. The price increase for lots usually happens at a slower pace than the one of other real estate, but in 2006 site prices in Bulgaria increased with almost the same speed as the residential property prices. Increase in the lot prices had an impact on the prices of all other real estate, 24 Chassa daily said. A differentiation in site prices increase had begun in Sofia in 2006. The value of some lots had raised by five to six per cent, while prices of others reached an increase of 15 to 17 per cent, imoti.bg said. An increase of eight to 10 per cent in loan applications for remodelling and furnishing has been registered in Plovdiv, the local office of real estate consultants Europolis said in a statement. Europolis' conclusion is drawn from the data provided by the Plovdiv branches of major banks. The average amount for the renovation of a two-bedroom apartment is between eight thousand and 12 000 euro, a three-bedroom home will take up to 18 000 euro, while to satisfy their taste for luxury, some clients may request up to 30 000 euro. Europolis’ analysis of the property market also infers that the purchase and renovation of a home in an existing building comes cheaper that having to buy from a newly-built development.
