The size of the commercial property marketplace is much larger than previous estimates, with 708.25 billion euro of significant sales documented in 2007, according to the latest research of consultancy firm Real Capital Analytics . Over 32 000 properties in 75 countries were sold for 6.81 million euro or more either individually, in portfolios or in entity level transactions. Given transparency issues that prevent complete accounting of all sales and extrapolating for deals under the 6.81 million euro threshold, the total size of the market in 2007 may well have been closer to 1.02 trillion euro. Residential property prices in Sofia stabilised during the first half of 2006, Colliers International Semiannual Residential Market Overview said. The prices increased slightly in comparison to the prices previous years. Ivan Vazov district became the second most expensive area in Sofia where the average price reached 1325 euro a sq m, the overview said. The most preferred area remained the Doctor's Garden where prices reached 1700 euro a sq m. The middle segment of the market in Sofia was the most active one. Clients preferred completed property. The increase in Bulgaria in 2008 will be slower than in 2007 because of the residential property market crises in the US and Europe. The prices in Bulgaria would not drop, but the increase will remain within 10 per cent, experts said as quoted by Pari daily. After years of growth, the prices of real estate in some European markets went down. Spain and Ireland registered a firm decrease in the prices, property became less expensive in the Baltic countries as well, Pari said. UK newspaper Telegraph even wrote about a crash in part of the overheated property markets, similar to the collapse of the mortgage credits in the US.
