2013 wiggled the property market in Bulgaria

The growth of transactions in the country during the first quarter was 23.3 percent on an annual basis, according to the real estate registry. Prompting many to talk about a revival of the market. In the second quarter, property transactions increased by 26.1 % compared with the first quarter, but this is normal as in spring and summer time these transactions generally rise.

The property register does not indicate what proportion of the deals are with land and what with homes, garages and shops. But if you look at the figures for some typical agricultural areas, it appears that the growth of scheduled transactions in nothing differs from the average for the entire property market. For example, in General Toshevo, Dobrich, Nova Zagora, Pazardjik, the number of transactions increased by the same percentage as in major regional cities, where they are traded mainly housing, commercial and industrial objects.

But there is still cause for optimism, and it stems from the numbers for paid mortgages. On an annual basis in the first nine months of the year, the number of these positions has grown by 9.6%. This shows that more loans for the purchase of the property have been paid out or rescheduled under more favourable conditions.

Occasions for optimism during the year were not in some separate segments of the property market. For example, the growth in real estate transactions, particularly in the area of the Black sea coast has reached 20%. The company, which is specialized in this type of transactions, reported that this market is moving mainly by foreign buyers, mostly Russians.

There is also movement in the field of commercial areas. 2013 year was marked by the so-called “second wave Malls”.
On the eve of the new year in the capital was inaugurated “Bulgaria Mall”, in March - the biggest present contemporary shopping mall - "Paradise". This wave will continue and next year with the opening of "South Ring Mall" in the capital and "Panorama Mall in Pleven.

In 2013 were discovered and two large retail outlets of the French sporting goods chain “Decathlon”.
The observations of professionals engaged in this industry are that the big fashion brands are moved to extension of the objects and are waiting for consumer demand in the near future to increase.

On the other hand, in the four largest cities-Sofia, Plovdiv, Varna and Bourgas, the decline of the prices of the practice was suspended, i.e. it seems that they have reached the bottom. This suggests that in 2014, the market will get more buyers.
Also this year is observed even though moderate growth of transactions with land for housing construction.

Particularly in dwellings is that buyers already seeing much more clearly what's on the market and not have illusions, peculiar to the period prior to 5-6 years.
Compromises with ignorantly designed and built and poorly maintained properties no one does. The prices much more correspond to the actual cost, not the fictitious bids. As if people already know a lot better than what they are looking for and where to find it.
