The market of mortgaged residential and commercial property in 2007 experienced a slight decrease as compared to sales figures for 2006. The most frequent reason for the sale of mortgaged properties is the inability of owners to pay their monthly installments, investor.bg reported. Only 30 mortgaged properties are currently offered on the market in Sofia and their number in the past six months remains unchanged. Sufficient demand for mortgaged property was registered in the coastal cities of Bourgas and Varna in the middle of 2006. Such offers are missing in 2007. Varna airport had serviced over 185,000 people since the year started until May. This is 8% growth compared to the last period last year, informed from the airport administration. The bigger possibilities for traveling are the low-cost air companies. There are many flights to the Denmark and the German capitals - Copenhagen and Berlin and also to Dusseldorf and Koln (Germany). In June started flights to the central European capitals of Warsaw, Prague, Bratislava and Vienna. There will be also flights to Sofia four times a week starting from July. From Varna airport are also realizing charter flights to several destinations in Europe. According to the Novinite news agency, the eastern European country is becoming especially popular with holidaymakers from Ireland. Petar Kandilarov, governor of Varna, was quoted as saying that the number of Irish visitors could possibly double in 2008. This is likely to be a positive development for owners of rental accommodation in popular Bulgarian holiday resorts such as Bansko. Increased tourist numbers will lead to greater demand for temporary lodgings across the country, which in turn allows investors to collect higher returns. Intense construction in Sofia led to a deficit in free plots, which in turn affected prices, an imoti.investor.bg report said. As a result of this phenomenon the price of land increased faster than the price of property, the report said. In some Sofia districts like Banishora, Boyana and Lozenets construction plots increased in value by as much as 18 per cent. High investor interest in these districts hiked the prices. Bulgarian and Western companies have launched a number of property projects in these residential districts. Central Sofia witnessed a price increase of 11 per cent. The land market in Plovdiv was also evolving at a fast pace, the report said. Though the number of projects there was on the rise, land prices registered a slight decrease.
