Two Properties with a Huge Garden in a Beautiful Organic Landscape   We are offering this must-have rural compound comprising TWO houses, a massive garden, and a well for free water to the houses and garden. The property is situated in a beautiful small Bulgarian village in the picturesque Montana/Vidin region. The total living area is around 120 sq m., and the garden is approximately 1,900 sq m., with two entrances, one for a car or van, and one as a normal entrance. It is full of glorious fruit trees, two walnut trees, many hanging grape vines, lemongrass, and countless meters of jasmine, which give a fabulous aroma to the garden and houses. The annual council tax for the entire compound is extremely low at around 40 leva per year. One of the houses (the one with the blue metal door) is brick-built. It consists of 2 large rooms, a living room, and an entrance room which is for having the bathroom fitted. It is large enough to accommodate a bath, and a toilet with a septic tank can easily be installed. The roof has all new wood, all windows have brand new top quality Austrian Viva Plast double glazing, and attached blinds, and there is new electricity insulation throughout (including electrical boxes, switches, and an electric mains box). In addition, free water has been connected from the well into the kitchen sink. And there is a very practical large stone sink in the garden. The price includes: three economy saving portable electric thermostat controlled heaters on wheels; some well made antique furniture, including two large wooden wardrobes, a wooden trunk, a double bed, two wooden cabinets and a dining table. There are also two sofas, both of which can be used as beds, a wooden office table and office chair, a new full size electric oven (under guarantee),  kitchenware, a new JVC TV (under guarantee), a stereo CD/radio player, various lamps, and a brand new COT security alarm and system throughout the house.  Of note, if you use the internet, 4G WI-FI works very well in this area with a small portable router or other device. This house is ready for immediate habitation. The second house is made from mud brick for insulation. The mud brick is covered with cement. It has not been occupied for five or so years. The roof tiles are good, although minor repairs are needed in a couple of spots. This would not cost very much. The house comprises 3 large rooms, and a kitchen/bathroom, all of which need minor renovation/plastering. There is currently  piping from the kitchen/bathroom to the well. There is one new double glazed Vivaplast window. There is a basement for storing garden furniture and equipment, etc. There is an outside toilet at the back of the garden to service both houses, but it is easy to have a one put in both houses, and the water can be run from the well. This house could be inhabited after the necessary light renovation plastering, minor roof repairs and better windows), which would not cost very much.   This lovely friendly village, which offers a stress-free life, mountainous scenery, and clean air, is set in a great location. And is not far away from Bulgaria's second most important transport corridor in the region. Furthermore, the railway station is a 20 minute walk away for direct trains to Sofia, on the Sofia-Vidin line, and trains to the city of Vidin (for the hospital, banks, large supermarkets, and every else you need). There is also a coach service to and from Sofia. The village centre, which is 5 minutes walk away, offers two grocery stores (that are open until 10pm), two bars, and a small church. What could be better than having a garden the size of a park; and boasting two houses to accommodate your family and friends, or you could use one as an office, workshop or gym.
