This solid-built, sunny and spacious two-storey house offers rural comfort in an attractive village in the Karlovo region. It is situated on the side of the Sredna Gora Mountain with beautiful views of the village itself, the Rose Valley and the Balkan Range. The house nestles next to a romantic village church.

The property (80 sq m living area) is composed of 4 large rooms with separate entries, one of which can be converted into a front room. There are further 2 small rooms on each floor, with one plumbed into the sewage/water system, ready to be turned into a bathroom. There is also a substantial attic space. Additionally there is a fully renovated kitchen where an old-fashioned cookhouse used to be. The house is supplied with electricity, running water and the telephone line can be installed on request.

The main house will need internal refurbishment; however, the major construction work has been done recently: sceptic tank has been connected to the bathroom area and the kitchen, external walls have been plastered and painted, windows and doors have been repaired and painted. Most importantly, the roof has been replaced, new guttering installed and a drainage/insulation system round the back of the house has been constructed to make the house fully weather-proof.

The house is ideal as a family country retreat and could have a very good rental potential thanks to its location in the village as well as in the Rose Valley itself.

The large garden, complete with a traditional well and a large barn, is spread on 2 levels: one surrounding the house (1200 sq m) and the other accessible via a short flight of stone stairs, at the back of the house (1000 sq m) from where one can enjoy a dramatic vista of the Balkan Range. It will benefit from landscaping.

The house is part of a large and beautifully located village, 10 km away from the main road Sofia - Karlovo. There are several shops, cafes and regular bus transport in the village. The view is towards the Rose Valley and the Balkan Range. The region offers plenty of activities, all within a short drive: spa resort in Hissar, paragliding/mountain biking in Sopot, mountain tracking in the National Park, historical town of Koprivshtitza as well as fishing in the mountain rivers. The nearest ski slopes are within 2 hours drive and the Black Sea can be reached in 4 hours.
