The Area:

The famous resort Sunny Beach is located 36 km north from Burgas in the foot of the Balkan range of mountains. It stretches along a large bay from the green foothills of the Balkans to the romantic and picturesque ancient town of Nessebar. Its beach, a seven-kilometers long expanse of fine golden sand, sloping gradually into the warm and safe sea, makes it an ideal resort for families. Accommodation and transport connections are excellent. Sunny Beach is located off the A-class main road from Burgas to Varna and the International Airport of Burgas is only 35 km away from it. There is various entertainment for all age groups: real abundance of pubs, restaurants, cafes, bars and discos, as well as numerous sports and leisure facilities offering all kinds of water sports, hiking, horse riding, short trips, spa treatments etc.

The Development:


The complex consists of nine buildings with different form and structure, eight of them are grouped of 3, 4 and 7 villas, each with two or three floors with beautiful superb views. The nineth building, situated at the beginning of the complex, is a building of residential apartments (3 floors). At the ground floor of this building is located the Reception, the Snack bar, the Office, the Fitness center and the Grocery. There is a swimming pool areas with Jacuzzi, children’s pool areas and barbecue areas in the center of the complex. The architecture of the buildings is of the traditional Bulgarian style, with chic contemporary design. The interior has open-plan layouts providing sizeable open-plan kitchens, fitted with kitchen units and cozy dining areas; stunning and spacious living rooms with fireplaces in the villas; well-sized bedrooms; modern bathrooms and toilets; impressive balconies with pool, mountain and sea views. Furnishing:

Maintenance charges:

Maintenance (service) charges for the owners of a villas or an apartment in the complex are estimated to be in the region of 6.00 Euros per square meter per year. Separate maintenance agreements will be signed with all owners upon completion. The charge will cover cleaning, maintenance, electricity and lighting of the communal parts of the buildings, swimming pools, gardening and landscaping.

Rental Management:

A Full Rental Management service can also be offered for an extra charge. Details will be announced at completion.

Reservations:

Any apartment or villa can be reserved for maximum 14 days with a deposit of only E 1500 ( non-refundable). It will, however, be deducted from the purchase price of your property upon receipt of the first installment. The buyer is expected to sign the preliminary contract with the development company and pay the first installment within two weeks. No negotiation is possible on the prices, unless buying in bulk.The villas and apartments are sold off-plan on a share-of-freehold basis and a purchase contract ( in both English and Bulgarian ) which will be signed between the developer and the buyer for each sold property. There is no need to form a Bulgarian limited company to purchase an apartment or a villa in this development.It is also not necessary to visit Bulgaria in order to reserve a property or sign the preliminary contract. However, buyers must be present for the transfer of ownership or they have to appoint their representative through a power-of attorney.

Tax Evaluations:

The Bulgarian property system uses Notaries and a Notarial Deed in order to transfer real estate ownership. Tax evaluation rates vary by municipality in Bulgaria but in general range from 30-40% of the full market value. This valuation represents the minimum value that must be reflected on the Notarial Deed. In most cases it is this value that appears on the Notarial Deed in property transactions in Bulgaria. When an individual comes to sell a property in Bulgaria, the same system works, with a tax evaluation prior to the Notarial Deed.

Other charges and fees:

The buyer will be responsible for all costs, fees and taxes related to the legal transfer of ownership by a Notarial Deed ( legal and notary fees, local taxes, stamp duty etc. ).The costs associated with any travel or related arrangements, professional advice undertaken by a third party ( with your permission ), legal costs, and all other third party costs and fees related to any actual property purchase or for the actual procurement of goods or services of any kind, will be to your own account.

  • Air- conditioning: dual (winter/summer), one unit in every room;
  • Interior plumbing: PVC pipes, with a water meter;
  • Interior electrical installations: completed, with a consumer unit and electricity meter, power outlets, light switches, fittings, telephone, cable TV outlets (in living room) and a door entry phone system;
  • Glazing and doors: PVC colored four chamber double glazing, MDF interior doors (with decorative finish);
  • Interior walls: plaster – boarded brick, painted as per the design project;
  • Exterior walls: brick thermal insulated and combination of mineral render, natural stone and natural wood;
  • Roof: thermally and hydro insulated and with roof tiles;
  • Common staircase and landings: artificial stone tiled floors, walls and ceilings-emulsion paint.

The number of tourists in globally is expected to triple in the coming 20 years, Veselin Vulchev, aide to Bulgaria's Foreign Minister Ivaylo Kalfin, said at a round table for the leaders of South East Europe countries' tourism authorities on February 21 2008. The round table on the subjects of history, culture and tourism was a part of the events accompanying Holiday&Spa tourism exhibition that opened on the same day in Sofia. Because of the ceaseless increasing of petrol and fuel prices, the tourists' vacations packages are expected to become 15 to 20% more expensive during the present summer season, mainly because of the airplane tickets. That was announced by the Bulgarian Touroperators and Tourist Agencies Association's president Irina Naidenova.   According to Naidenova, the changes will happen in two directions - one of increasing of the tourist package price in common, and the other - revising of the single components of the elements of these packages.
