The New Hotspots Among Ski Resorts

Bulgaria has for long been the first choice destination for people looking for competitively priced ski properties. Among one of the busiest real estate markets are the ones in Bansko and Pamporovo .Still there are two more destinations that deserve your attention and now have caught international investors’ sight.

Borovets has always been a top location for Bulgarian skiers but the small resort can rarely offer a property for sale.

By 2009 Borovets will go through a complete change-over. The resort will spread from the town of Samokov to the village of Beli Iskar and will be divided into three levels, offering accommodation and entertainment matching every taste.

The first level or the so called “Low Borovets” will be situated at 1100 m above the sea level, 6 km away from the town of Samokov. Constructed as a completely new settlement, it will offer modern architecture, numerous family hotels of maximum 3 floors and several checkpoints. The targeted clientele is low-budget visitors. All apart-hotels will be situated here.

The second level will cover the nowadays Borovets resort situated at 1300-1350 m above the sea level and will provide at about 10 000 beds. The prices on this level will be higher than those of the previous level and will cover the existing facilities and hotels.

 

The third level “Super Borovets” will accommodate the high-class tourists the buildings will be only 5-star hotels with spa facilities . “Super Borovets” will be located at 1600-1800 m above the sea level and the number of beds will not exceed 1500-2000.

After the start of the new Super Borovets Project the logical consequence is the creation of a better highway. The 80-kilometer Pirin Highway is planned to pass through Samokov, Vakarel and Vitinya and will connect the highways Hemus, Trakiya and Struma. The future motorway will reduce the time needed to get from the center of Sofia to the ski resort of Borovets to 30 minutes. Moreover the distance to the border checkpoints of Nevrokop, Kulata, Zlatarevo, Stanke Lisichkovo and Gyueshevo will be reduced by 50 km which will facilitate the traffic to Sofia. According to the preliminary plans the construction works should start in 2009. This will make the resort of Borovets even more appealing to tourists. Logically the property market will show significant increase.

One of the future plans for development of winter tourism in Bulgaria belongs to the cozy and picturesque municipal of Bercovitsa . It is now a fact that the western parts of the Balkan mountain range are trying to catch up with the other winter resorts.

At the moment the zone offers one ski track with a drag- lift and three small chalets. The first thing to be constructed will be a cabin-lift. The plans are few more pistes to be cleared so the total length will come to 15-20km. Also a new hotel in the upper station of the new lift will welcome 100 visitors.

The region is maybe one of the few left with really cheap properties: houses from 10 to 20 000 euro . With the new ski tracks the area will change from rural to ski destination with a logical increase in property price.
