The interest of foreign investors in Central and Eastern European  property continues. As a result of the high demand, the region might be unable to offer enough real estate purchase opportunities, Dnevnik newspaper reported. Western investors’ interest is on the rise also because of the expected EU membership of several countries in the region, the Wall Street Journal reported. This development would likely guarantee investment stability and will minimise economic risks. Last year Bulgaria, the Czech Republic, Poland, Romania, Russia and Slovakia acquired 5.8 billion euro through property deals. Bulgaria has a number of strong fundamentals which are supporting its housing market, according to industry analysts. Amberlamb stated that factors such as its growing tourism industry are helping to make Bulgaria a good option for long-term investment. The organisation said the eastern European country has become increasingly popular with leisure travellers because it is an affordable and easily accessible location. Residential Property Prices In Bulgaria Up 22.6 Per Cent In First Quarter Of 2007 11/03/2008
The average residential property prices in Bulgaria for the first quarter of 2007 reached 988.2 leva per sq m, data of National Statistical Institute (NSI) showed. The price increase is 9.3 per cent compared to figures for the last quarter of 2006 when the average price reached 904 leva per sq m, investor.bg reported. Most expensive apartments in the first quarter of 2007 were offered in the coastal city of Varna, where the average price reached 1646 leva per sq m, or a 16 per cent increase compared to prices over the last quarter of 2006. Sofia ranks first in percentage increase. Prices there reached 1588 leva per sq m, a 14.3 per cent increase followed by Bourgas, having average price of 1312 leva per sq m. Everybody knows that property prices in the UK are heading south and that the spectre of negative equity is once again raising its head. Not so in Bulgaria, apparently. Last week, Bulgarian Property Developments was shouting from the Sredna Gora mountain tops after it managed to sell its logistics park in the Black Sea town of Varna for Ђ15m (Ј11.9m), the valuation given to it by Colliers last Dec-ember. It must be worked very actively for escaping of the template for ‘sun, sand and cheap beer'. Bulgaria is much more from this. The state should find new marketing instruments for the country's imposing as serious tourism destination that offers big variety of experiences during the four seasons. This was shared by Brigite Chernota, former leader in the team for Bulgaria in the main direction Enlargement of the European Commission. Presently she is director of informational office in Brussels. Chernota also added that the problems of Bulgarian tourism are not product of insufficient investments but due to insufficient thinking.
