Housing prices in Sofia in the first half of 2013

It is not recorded significant movement in housing prices for the first six months of the year. A mass reduction of prices is within 1-3%. The reported rise in prices is mostly between 1%and 3%.

The market of studios remain shrank, as the offers are mostly for old properties, most of which need repairs. The movement in prices is from - 10% for neighborhoods like Musagenitsa and Dragalevtsi, to +8% in Boyana and Krasno Selo.

Due to the release of the new Mall Paradise Center, in Hladilnika district we see higher growth in prices of undersized flats, which is within 12%.

The strongest decline in value per square meter for two - roomed dwellings is reported in Borovo, Lagera, Hadji Dimitar - 6%. Virtually unchanged prices remain in neighborhoods as Dianabad, Levski, Studentski Grad, Beli Brezi, Ovcha Kupel, as well as some more expensive neighborhoods such as Oborishte and Ivan Vazov. Over 5% growth in prices for the period January - June was seen in Izgrev, Strelbishte and Malinova dolina.

The reduction in price for two - bedroom apartment reached up to - 16%. With such a percent have fallen the prices in Nadejda - 642 Eur per sq.m in January and 540 Eur per sq.m in June. According to analysts, the reason is that a lot of the owners of such properties have relied on the presence of Metro stations near their properties which they thought will increase significantly the prices.

In Gorna Banya and Ivan Vazov also is observed a decline in the value of that type of property, which is within 9%. The increase in prices for two - bedroom apartment does not exceed 2%.
