The property is situated in a cozy mountain village near the town of Troyan. It is 10 km west of Troyan, 41 km south of Lovech, 6 km east of Shipkovo, 11 km northeast of Chiflik and about 163 km east of Sofia.
The village lies at the foot of Stara Planina, at an altitude of 530 m. The climate is characterized with cool summers and cold, snowy winter. In the village there are a tavern, store, several houses for recreation and guest houses. The nearest school is in Shipkovo and closest kindergartens and hospitals - in Troyan.
The property is built on a plot of land with size 577 sq m. The residential building comprises of two floors and a basement floor. Its total living area is 180 sq m and the built area is 64 sq m. The house is authentic, old built (1921). Still has preserved ornaments made of brickwork. The roof is tiled, in need of repair. There is an incredible veranda with views of the Balkans.
There are two additional outbuildings in the yard. The property has electricity and water.
