The coming ski season wakes up the interest in the ski resort properties

During the last few months on the market for vacation properties in the bigger ski resorts in Bulgaria is noticed movement and increased interest from the side of the Bulgarian property buyers. the biggest interest with the biggest number of finalized deals is indicated in the ski resort - Bansko.

The main reason for the improvement of the property market in the ski resorts in Bulgaria is the lower prices of the newly built ski apartments. This type of properties were affected first by the crisis, with some of them the decrease in the price reaches 50% and the price levels are back to the levels from 2005. This type of Bulgarian properties are affordable for much larger group of property buyers not only foreigners but also Bulgarian property buyers. Another reason for the movement on the property market in Bansko and the other ski resorts in Bulgaria is the impending winter ski season, which definitely increases the interest in the ski resorts in Bulgaria and the properties for sale.

The property prices in Bansko are the most attractive, the biggest demand for winter properties is there. During the las one year the prices of the properties in the 3 biggest ski resorts in Bulgaria - Bansko, Pamporovo and Borovets were going down with different rates. The decrease in Bansko is the largest of all as there is more new development of new apartment complexes and hotels than anywhere else, that creates a more intense competition. In the ski resorts of Pamporovo and Borovets the prices also decrease since the beginning of the financial and economy crisis but not with the same pace. It is also important to note here that the prices in Bansko in the beginning of the crisis were much higher than in the other ski resorts in Bulgaria. The decrease in the prices of the new ski apartments in Pamporovo and Borovets is about 10 - 20% and holiday properties sustain higher price levels which makes them much less attractive than the properties in Bansko.

The most attractive and demanded ski properties are the apartments in Bansko. Apartments because the prices are lower and the management and renting is much easier and this can generate some additional income. Bansko because the property market there offers a wide variety of properties and the best prices on the holiday property market in Bulgaria.

The prices of the properties in Bansko vary in wide ranges - at the moment in Bansko you can find apartments from 300 euro per square meters to 1200 euro per square meter. The most demanded are the properties in the price range from 450 euro to 600 euro per square meter and in the more luxurious holiday complexes from 700 euro to 900 euro per square meters.

In general the property prices will not continue to decrease with the same rates and if there is a decrease in the prices in the future, the difference with the current prices will be minimal but the disadvantage then will be the very small choice of properties as the good properties will be already sold or very limited. Only the property prices which are way above the real prices on the market can decrease dramatically.

The property rentals market in Bansko and the ski resorts in Bulgaria

On the property renting market in Bansko is observed a change in two directions. The first is that the occupancy of the luxurious holiday complexes for the low season of 2009 is much higher than the one during 2008. Most of the tenants are Bulgarian customers. The second change is in relation with the profile of the tenants for the winter season, during the winter of 2008/2009 the tourists were from many different countries, for the 2009/2010 the expected tourists tenants are mainly from Russia.

We do not expect an increase in the rental prices, the big competition on the market will not allow this to happen anytime soon.
