Situated among the pine forests of the Rhodope Mountains, Pamporovo has already become one of the most famous Bulgarian mountain resorts. The resort is located 1650 m above sea level and the highest point is the mount Snejanka with 1926 m altitude. The climate is mild-mountain, with strong influence from the Mediterranean. With an average of over 200 sunny days per year, the resort is known as to be the sunniest mountain resort in Europe. Pamporovo offers great skiing conditions with average snow cover of 140-150 cm and ski tracks of various difficulties. The alpine tracks are 17.5 km long and the long-distance running tracks are 34 km.

The resort offers 18 ski lifts, 5 chair lifts and 13 surface lifts with capacity of 8,500 persons per hour. Additional services for skiers include: ski schools, ski kindergartens and 24-hour Mountain rescue, to name but a few. The closest airport is in the city of Plovdiv, only 85 km away.

The development we offer benefits from the best location in the resort. It is situated only 10 m from the 5 star hotel Pamporovo and 40 m from the church in the very heart of Pamporovo. This will be a classy new residential building with 48 VIP apartments with areas between 45 and 80 sq m with underground garage, a cozy restaurant, lobby bar, nice SPA and wellness center, shopping center. Furniture packages

All apartments are available for sale finished but not furnished. There are furniture packages available for each type of apartment at an extra cost:

• 1 bed apartment - 7000 EUR
• 2 bed apartment - 10 000 EUR

Building Specificatios:

• Totally finished with no kitchen included:
• painted walls and ceilings;
• flooring – laminated flooring and/or carpets and terracotta and/or granite;

• entirely equipped sanitary premises including bath-tub or showers cabins;
• telephone installation;

Maintenance

• 24 hour - 12-month security of the building and parking lots;
• 24-hour reception desk;
• heating of the common parts;
• day to day cleaning of the common parts;
• all repairs needed in the building ;
• staff for the SPA center;
• cleaning of the parking lots and paths from the snow during the winter season;
• restaurant to be open 7 days a week.

For all this a maintenance fee of 10 euro per sq m, per year will be charged.

PAYMENT PLAN:

• Reservation fee – 1000 euro
• First installment 40% - 1 week after signing the preliminary contract (reservation fee will be deducted from this payment);
• Second installment 40% - at roof stage (article 14);
• Third installment 10% - at completion (article 15)
• Fourth installment 10% - after permission for use (article 16 )

The complex will open in September 2008.
