The demand for land remains the main investment priority for agribusiness in Bulgaria

The demand for land remains a major priority in the overall investment activity in agriculture for the past two years. In 2011, the average market price of farmland reached 361 BGN per acre. This is indicated in the analysis of the market of agricultural lands for 2011 and 2012, published by the Ministry of agriculture. In 2010 and 2011 are concluded 235 279 deals for a total of 2 522 911 acres.

Prevails the production of grain and technical crops at the expense of traditional sectors such as market gardening, fruit-growing and animal husbandry. The reason is the system of payment per unit area, which does not stimulate the resource sectors.

In 2010 have been concluded 97 355 deals with land. Fields - the object of purchase and sale are 1 057 132 acres. The average market price for the country remains almost at the level of 2009 - 314 BGN per acre.

The most active was the market in the northwestern region of Bulgaria. Concluded are 22 763 deals for 263 037 acres of land. The average market price was 284 BGN per acre. The smallest number of transactions is in the South Central region of the country and there is recorded the lowest price - 252 BGN per acre.

The most active was the market in Pleven province. Concluded are 9 900 transactions for 112 213 acres at an average of 332 BGN per acre, which is a growth of nearly 10 percent over 2009. An extremely active market, taking into account also is Veliko Tarnovo - concluded are 5 985 deals for 77 700 acres of land at an average market price from 259 BGN per acre.

The second consecutive year, taking into account the reduction of business transacted in the Dobrich region - 4 745 deals for 76 447 acres. However, Dobrich province is a leader in the reached market prices in 2010 - an average price of 681 BGN per acre, which represents a growth of 14 percent compared with 2009.

Drastic increase of prices was recorded in Silistra. The average price of land in 2010 was 442 BGN per acre and that is a growth of 17 per cent compared with 2009.

The lowest market prices for 2010 are reported in areas of Haskovo and Yambol, which are respectively 222 BGN per acre and 239 per acre. In both areas there is a decrease in comparison with 2009.
