The increasingly intense construction of vacation villages in Bulgarian resorts led to stagnation of the house market in the region. The coastal cities of Bourgas and Varna exhibit the most visible over-construction, investor.bg reported. The number of houses offered for sale in each of the two towns reached 1100. Most potential buyers look for property located close to the beach, which limits the chances of some owners to sell their houses, agents said. Sozopol is the town that features the highest number of offers in the region of Bourgas but it is also the town that has one of the highest prices. Holiday Complexes Along Bulgarias Black Sea Coast Keep Attracting Investors 12/03/2008
The interest in holiday complexes along Bulgaria’s Black Sea coast increased 3 to 5 times compared to 2006, Nikolai Pehlivanov, owner Green Life Property Development, said. Real estate prices along the southern coast increased by an average of 18 per cent on annual basis, despite the prognosis of trade decline and reports of foreign investors’ withdrawing, Focus news agency said. Holiday properties in the winter resorts were the most expensive in the country. In the Bansko and Pamporovo mountain resorts prices reached 1200 to 1300 euro per sq m. In the summer resorts real estate was sold at 1000 euro per sq m, Pehlivanov said. The difference in the prices results  from the more expensive construction in the winter resorts. e world’s leading ski resort designer, Paul Mathews, is reported to be working on improvements to the design of Bansko ski resort in Bulgaria. Mathews’s company, Ecosign, is behind the design or redesign of many of the world’s leading ski resorts, including Whistler and both 2010 Vancouver and 2014 Sochi Winter Olympic venues. Bansko has had meteoric growth since 2000 following the installation of a new Dopplemayr gondola and other infrastructure improvements which helped fuel a development boom. However the resort has been criticised for allowing development on what environmental protestors claim is illegally used and supposed to be protected national park land which is a UNESCO World Heritage site.
