Sofia is extremely strong as investment potential in real estates and the growth in the branch may reach 25% in 2008, experts from ‘Property Secrets' prognosticate. In the last couple of years Sofia is loosing the competition with Bucharest and the Black Sea regions speaking of attracting big investors of properties. This already started to change. Among the main reasons, which attract buyers on the market are the potential for permanent growth with an eventual beginning of long term development if the sector. The mortgage market in Sofia is comparatively developed, as the correlation credit towards value is round 70-80%. Prices of unfinished property in Bulgaria's capital rose by 10 per cent for the first nine months of 2006, 24 Chassa newspaper reported. Prices in other big Bulgarian cities also rose by five to seven per cent. Unfinished property prices at the seaside increased by seven per cent, 24 Chassa said. The increase in prices of building materials and segmentation of the market were among the reasons for the price change, 24 Chassa said. High supply also affected the prices. The prices of one room and three bedroom apartments in Sofia rose the most. Companies preferred the construction of two bedroom apartments, 24 Chassa said. Last year was signed 325,385 deals for the selling of real estates, which exceeds with 4% the marked in 2006 record number of deals. This was announced in a research of Arco Real Estate company. The biggest number of deals was marked in Sofia, Plovdiv, Varna, Burgas, Nesebar and Ruse. The prognoses for 2008 are: remaining of property selling on the same level and increase of the monetary volume. The analyzers expect jump of 10-15% of the residential properties in 2008. more
