The construction of new buildings is reviving in 2013

Over 65,000 construction workers have lost their jobs since the beginning of the year, because of the crisis. Over 500 companies from the industry has bankrupt. The government promised new projects for the construction companies next year.

Experts expect 2 billion from the EU which have to be assimilated for infrastructure projects. Because of the crisis and lack of projects construction companies have gone for half a year under 4000.

Late payments and intercompany indebtedness are forcing companies to release workers and to close.

So far, only the state is paying regularly to construction companies. The business is surviving because of infrastructure projects. Small companies, however, complain about lack of projects and enough time for completing the existing projects, which affects to the quality of the work.

Construction Minister Lilyana Pavlova, promised to the small companies new projects during the next year.

Next year, in addition to the work on the highway "Trakia", "Maritza" and the Metropolitan Ring Road will be repaired more than 1,000 kilometers of roads. For the first time building companies will participate in the construction of three new dams in the country.

It is expected that the number of property sales in the country will increase in the future, due to the lower prices and improved interest rates.

If the current demand remains the same or starts to grow up the prices won`t decrease, this are the expectations of the experts.

The last Data shows that in 2011 the number of transactions in the country has reported its first increase since 2007.

The total number of bargains in the country has reached 222,733, an increase of 22% over the previous year. Varna has reported growth of 39% and Burgas - 34%.

Increased demand is one of the reasons for Burgas to become a leader in terms of initial development in the country at the beginning of 2012 with 79 new buildings. This is with 41% more than Sofia.

The capital is one of the cities that reported a decline in 2011, the number of property sales in Sofia decreased with 5.5%.

Demand is being dictated mainly by reduced prices and sales of mortgaged properties of troubled homeowners. Banks that financed the purchase of these properties are not willing to take and manage them and prefer to offer them for sale at reduced prices. In some cases these with these discounts are more than 20%. In such cases creditors are able to provide capital without considering the loss, as mortgages typically cover up to 80 percent of the value of the property.

Interest in purchasing a home without a use permit or not completely finished is very limited.Buyers prefer properties that are completed and have a garage or parking lot.
